Re-roofing and a full roof replacement overlap a lot — the difference is mostly one of emphasis. We use “re-roofing” to describe stripping the existing roof and installing a new one in its place, and it’s one of the most worthwhile jobs you can do on an older home that’s past the point of patching.

The honest test is whether the problems are on the surface or run deeper. Faded colour, a bit of moss, the odd cracked tile and surface rust are all surface-level — a restoration handles them. But once the steel is rusting right through at the laps, the tiles are porous and breaking up across the whole roof, or the structure underneath is failing, you’re past the point a coating can help. That’s when a re-roof stops being an expense and starts being the only sensible option — and doing it properly means you won’t be back up there worrying about it for decades.
What’s involved
We remove the old roofing and, crucially, inspect the structure underneath — battens, beams and fixings get checked and repaired before anything new goes on. With everything open, it’s the ideal time to upgrade your sarking and insulation, which pays you back every summer. Then we install your new roof to manufacturer spec, with fresh flashings, proper fixings and clean detailing throughout.
We work in stages and never leave your home exposed overnight, so a passing storm is never a problem. When we’re done, we sweep the site (magnet and all), walk the job with you, and hand over your warranties in writing.
Our re-roofing process, step by step
A re-roof is a big job done over several days, and the difference between a good one and a bad one is all in the method. Here’s how we do it:
- Assessment and honest advice. We get up on the roof and confirm whether you genuinely need a full re-roof or whether a restoration would do — and tell you straight. There’s no point spending re-roof money on a roof that just needs a clean and coat.
- Detailed, fixed quote. You get an itemised quote covering the strip, the new material and profile, flashings, sarking, insulation, fixings and labour, with a realistic timeframe.
- Strip the old roof. We remove the existing roofing in stages, taking off only as much as we can make watertight in a day so your home is never exposed to a Downs storm overnight.
- Inspect and repair the structure. This is the step cheaper jobs skip. With the old roof off, we check the battens, beams and fixings and repair anything rotten or damaged before a single new sheet goes on. There’s no point laying a beautiful roof over failing timber.
- Upgrade sarking and insulation. Everything’s open and accessible, so it’s the ideal — and cheapest — time to add or improve sarking and insulation for a cooler, quieter home.
- Install the new roof to spec. New sheets or tiles, fresh flashings, correct fixings and clean valley and ridge detailing, all to manufacturer specification so your warranty stands.
- Clean up and hand over. A full site clean including a magnetic sweep for stray screws, a final walk-through with you, and your warranties in writing.
The materials we use
We re-roof predominantly in Colorbond steel, because it’s purpose-built for Australian conditions and stands up brilliantly to the Darling Downs sun, frost and hail. You choose the profile and the colour from the full range — we bring the samples to you. Lighter Thermatech colours help reflect summer heat; the choice is yours and we’ll explain the trade-offs.
Underneath the visible roof, the details are what make it last: quality sarking (the reflective foil membrane that adds insulation and a second line of defence against water), the correct screws and fixings for the profile and wind rating, and fresh flashings, ridge caps and valley irons throughout. We don’t reuse tired old flashings on a brand-new roof — that’s a false economy that shows up at the first big storm.

Your quote is fixed and itemised — material, profile, colour, structural allowances, insulation, flashings and labour all spelled out — so there are no vague “from” figures and no surprises halfway through.
